Sometimes it is hard to find an agent you trust or that can show the ability to perform. But there has to be a top agent that has a huge buyers list and can sell your home fast and for a great price. This information is actually easy and free.
- Call a local title company.
- Give them the zip code of the home you wish to list.
- Ask them to give you a list of the top listing agents in that zip code.
- Interview the top 3-5 agents to find the one you are most comfortable with and confident they will perform

If you are looking for investment properties always ask the agent if they own any. If not, move on. If they say “yes” ask them how many and in what locations. If they don’t have any, they may not be the right agent for you.
As I tell my investor clients, “When playing Baseball, you need a team of baseball players. Not a team made up of hollering fans in the in the stand.”
Interview them for experience and compatibility. If your and your agent’s chemistry do not mix, move on to find one that does.
Good point. My favorite is when an agent asks your criteria then sends you 100 properties and asks which ones you would like to see. This creates zero credibility and screams inexperienced or lazy agent. The agents we work with will filter out the deals from the duds and do walk throughs on properties that may be worthy of an offer. Many already have a few to recommend just off the top of their head.
Also be extremely careful when listing short sales. I am in an agent and hate making offers on short sales because more often than not the listing agent has no idea how to negotiate with the bank nor have they provided the bank with the docs necessary to do so. There are many great agents who specialize in short sales. ASK THEM if this is their specialty! If it is not move on, you are creating a headache for your self as well as lowering the probability of selling your property because as an agent I know who can close a short sale in my area and who should not take the listing because it is not their expertise. Many agents will not even show your short sale to their buyers if it is not listed with an agent they know can handle the deal…… ASK THE QUESTIONS!!! It will be worth your while.
