Mission

Our mission is to create equity and operating income through the purchase, improvements, resale and hold of residential and commercial properties. A targeted 50% equity will be created by purchasing below current value and performing cosmetic, functional and operational upgrades. The increased value and operating income will result in multiple exit strategies and potential for tremendous profits.

It is our desire to continually develop and implement workable systems of real estate investing. We will continue to research and develop new strategies and techniques to further enhance our profitability, and will continually develop a team of professionals and manage those teams toward common goals of financial success, client respect, and company profitability.

 

Company Background

Real Return Real Estate is a San Diego based real estate company that is focused on the strong cash flow and equity deals such as those in the Midwest. Real Return Real Estate acquires residential and commercial real estate where total costs are less than 50% of Future Value and there is tremendous positive cash flow. With that kind of cash flow and equity, the result is very low risk with many exit strategies including the option to rent and hold. It also allows for strong returns and win-win situations to investors who fund the deals. The preference is to sell after adding value to the properties, some properties may make more sense to rent and hold for cash flow or even lease option. When selling residential properties, they will compare favorably to competing properties with a 10% lower asking price so they will generate much more interest and sell faster. We will continue to improve our team and processes to create an efficient system and duplicate deals over and over.

Our criteria is to find properties in nice areas that can be resold, purchase + rehab is less than 50% of future value and the property cash flows extremely well. Commercial properties must have potential to easily double value.

 

Business Model

Professionalism, efficient systems, playing the numbers game, research, informed decisions, trust, win-win relationships, best deals. We pride ourselves on being professional and believe in making the best informed business decisions. To do that, we gather all the information we can, evaluate that information, then we have all we need to make the right decisions. If the right decision is not completely clear, we do not move forward and take unnecessary risks. Now, the research we have done on areas and properties to target has lead us to some of the best deals and tremendous success.

A good deal is 70% LTV, well we do deals around 50% LTV. A good cash flow deal is when rents are 1% of purchase. We do deals where rents are sometimes 2 and 3% of purchase. With 50% equity and the tremendous cash flow in the properties we do, we are left with multiple exit strategies. Sell at retail or wholesale quick, lease option, rent, refinance, etc.

There are back up plans for everything and that makes people’s investments extremely safe. On top of that, we offer great returns and win-win situations that can be duplicated over and over. Just like when we gather all the information we need to make the best informed business decision regarding a deal, we provide all the information that investors need to make the best informed business decision. Once they have the info they need to make a decision, they can pass or play.

It is as simple as that. And if they need more info, we are glad to provide it. At the end of the day, everyone must be completely comfortable with everything and it must be a win-win situation, that is the only way it works. Finally, what sets us apart is the efficient systems we create and continuously improve. The market today is a buyers market. There are a lot of deals out there. We have created systems that are bringing tons of deals into our pipeline. More importantly we have systems in place that separate the deals from the duds and we are left with many prospects that meet our criteria. We play the numbers game as good as anybody when it comes to finding the best deals. From these, we can cherry pick only the best deals, with the best terms and the highest probability of success.
