You can get comps from a local realtor.  www.zillow.com can give you some comparable sales but it often is not very accurate.

I always get commitment from investors before finding a deal.  I learned that the hard way when I lost earnest money because an investor didn't fund a perfectly good deal.  Show them example deals and ask them to cover the earnest money when you do find a deal.  If they are not willing to put up the earnest money then they will not be willing to fund the deal.  They have objections that need to be handled still.</description>

You make some very good points.  Money is not lining up and begging beginners to invest.  It is often very frustrating and many beginners never get past this hurdle.  However, it is only a hurdle, a challenge that can be overcome.  Every beginner starts somewhere, even the big guys like Trump.  I can relate to frustration as I was held back for a long time by my inability to raise money for deals.  Boy was it frustrating, I made many mistakes but I keep at it until I overcame the challenge.

The solution is just that, view it as a challenge, analyze the challenge and break it down into solutions.  When I began, I was running around asking strangers for money, they looked at me like I was crazy.  Quickly I realized I was taking the wrong approach.  I put myself in their shoes and defined criteria that would make me invest if I had money and comfort in investments backed by real estate.

It comes down to trust.  Investors have to trust that their money is secure and a return is as certain as it possibly can be in an investment.  To earn this trust you must build credibility.  I began writing articles, guides, doing videos and webinars which shows that I am an expert and credible.  I also built my track record in away that most people told me I was crazy to do.

I told my other beginner friends that I was going to offer as much as 80% of the profit to investors.  They told me I was crazy.  It turns out I did not ever have to offer that much, but I did offer more than 50% and within a year I did 8 deals while almost all of them did none.  Now I was off and running.  With a website that is a marketing machine, a track record and plenty of connections in the industry it became much easier to generate money.  Now, it is to the point where I feel as if I am prospecting the investor rather than them prospecting me.

So Jessiee, it can be horribly frustrating as a beginner.  If it where easy then everyone would be doing it.  I can attest, it is not easy, but it becomes easy once you figure it out.  My suggestion is to re-channel your frustration into finding a solution for your challenge.  Don't give up into you figure it out.  Be creative to build your track record.  Help others with a track record and piggyback off their track record and credibility if you need to.  Don't be shameless of course, but if you provide value to someone with a track record then I'm sure they will be happy to help you in return.

So, as much as I love this website and look at it frequently for deals, I do not see how there truly is a way to get into the game without using your own money! Even your own hard money lenders on this website require at least 20% down!
If there REALLY are people out there wanting to partner with new investors or provide private money, maybe you should incorporate that service into your website and bring those people together.

Instead, the lender will base his loan on the lower of the contract price or the appraised value.  Therefore, in your initial scenario of an $85,000 price, the lender would only lend $55,250, or 65% of $85,000 (assuming the appraisal came in somewhat above $85,000).  Therefore, you would still need to come up with just under $30,000 in equity, plus the cost of whatever rehab program you intend to do.
Even if you could find a lender who would base your loan on projected value of $100,000, this still begs the question of why the seller would sell for $85,000 or $65,000 if a reasonable value projection is $100,000?</description>

I see that again and again and hear it from our students all the time. Landlords "over fix" properties, put their heart and soul (and cash) into it, then tremble when they drive by and the tenants haven't mowed the yard and have an old sofa on the porch.

Don't fall in love with your property!

<p>Don&#8217;t fall in love with your property!<br />

My only addition would be to use the website www whocallsme.com of course thats for all those phantom callers....with my `heritage' Panasonic dual mini-cassette type ansaphone set to just one ring.....before it automatically takes a call. My two mobile phones (not smart?!!) are used for freelance work and/or personal calls only.

I'm still a great believer in fax (no........its not dead yet!)....and folks can see it easily.....very useful for sending my floor plans through to realtors/estate agents (48 hour turnaround service) and of course fax doesn't lose
the original scale.....the problems caused by trying to scan then email them is horrendous......of course the emailed plan image still has the original scale stencilled on it.....and these are usually for compliance work (UK Land Registry).... your atypical admin assistant often doesn't realise this.......its like a pyramid of catastrophe!............the dicing and splicing needed to rectify this is daunting!

Commuter trains in greater London (UK) are` choc full o'nuts'....... trying to do like your blog description....and all wired up.....its a bit like a substitute for `worry beads'.....like...... you can still see them actively used in places like Greece......(......well I guess that they've still got plenty to worry about over there!).

I recommend focusing on one book at a time and go back through as many times as needed until you effectively and efficiently implement what you have learned. 		<description>Good question Madeline.  It really is negotiable, you can charge whatever you want but I do not recommend being greedy.  The answer also depends on the situation and numbers.  Agent commissions are usually around 6% total or for a 100K sale 6K.  I would not recommend charging more than 6%, in fact I think 2% is reasonable which is lower than the 3% a listing agent makes.  Now, the seller may not want to come out of pocket, but you can apply the buyers down payment towards it.  You could do a percent, flat rate, negotiate it for every deal, negotiate part of the monthly rent or option price, etc.  I recommend keeping it simple, reasonable and below what listing agents make.  It is also better if it does not have to come out of the seller's pocket rather comes from the buyers down payment.  I also recommend you ask the sellers and buyers for others who would be interested in buying or selling.  You can even give them some kind of fee or maybe a flat screen TV for 3 referrals that end up in a deal, etc.</description>

Very well said.  When I learned this I started down the path of success in real estate investing.  I use to, and to some extent still do, knock on doors scouting for real estate deals.  Direct mail, door knocking, social media marketing is all a numbers game.</description>
